An Energy Performance Certificate (EPC) is required by law when a building is constructed, sold or rented. An EPC provides information on the energy efficiency of a property. These EPC's can only be issued by companies such as ourselves who are qualified to perform Domestic Energy Assessments.

An EPC contains a report which lists the potential rating that your property could achieve, if the recommendations made within it are followed. For example, an EPC will list:

You do not have to act on the recommendations made within an energy performance certificiate but doing so could make your property more attractive to buyers / renters in the future.
Home Sellers
All sellers of homes need to provide an EPC. The EPC must be available to view free of charge on the first day of any proposed sale.
Landlords
EPC's are also required within the rental market. If you are a landlord, you will need to make an EPC available to prospective tenants the first time you let a property. The EPC is only required for self-contained properties and is valid for 10 years.
An EPC is not required when a tenant rents a room with shares facilities.
